See a property you like online? Now your problem is what does it really look like? Is it standing? Is there a fire damage? What is the REAL as is and as repaired value? Is there a better deal out there? Good news, chances are good we have been there. We may have even been inside. Some of what we do:


  

· Source acquisitions that fit your parameters from pre-foreclosure, default, trustee & Sherriff sales, and REO from internal marketing and MLS

* Video walk throughs

· Your long-term success is our long-term success. We will never bring to your attention a deal we would not do.

· Will perform leg work to investigate occupancy, lien position, environmental and zoning issues

· Will get inside the property if I am legally able

· Years of work with bank owned REO properties and investors means we are very familiar with local construction costs and the all-important As Is vs As Repaired equation

· Will provide a value and a recommended rehab plan that’s intended to maximize ROI. As-Is versus As Repaired is most often not a binary choice but a spectrum and variable based on property type, current supply and demand, and other factors. We will work together to find the sweetest balance maximizing profit while minimizing needless expense.

· If the Trustee Sale or marketing auction is not online and remote bidding is not possible, we will attend in your place and bid according to your wishes

· Manage eviction or cash for keys relocation assistance

· Network of quality but cost-conscious contractors who understand the objective.

· Supervision the rehab process with correspondence with the general contractor and progress reports enhanced with photo documentation 

· If resale is the objective, we have a high level marketing plan complete with professionally lit and shot photography, video walk through, 3D virtual tours, and virtual staging. (See First Class Marketing Plan)

· Most assets are listed in a minimum of two different MLS systems and syndicated to hundreds of websites
