Please visit https://www.hud.gov/counseling or call (800)569-4287. Also visit https://oregonhomeownerhelp.org. It is also important to contact your lender right away to discuss options which may include forebearance, loan modification, or a workout program. Later, call us when you WANT to move!
This may be your best option if life circumstances prevent you from remaining in your property and it does not need significant repair. This is generally the best way to get top dollar and put money in your pocket. You may be surprised at what your property is worth. Call, text, or email for a no-obligation free property specific Broker Price Opinion and consultation. We have a great marketing program including local and regional MLS coverage and web syndication to Zillow and hundreds more.
This may be your best option if your property needs repair, and you are not in a position to perform repairs. You will still have MLS coverage but there will be a disclaimer that the sale is "As Is" and you will not be performing repairs. Your property will be exposed to multitudes of contractors and investors ready to make you the best offer they can. If time is not pressing, you may also be able to sell to a retail buyer using "rehabilitation financing."
This may be your best option if you desire a quick As Is sale with minimal inconvenience of showings or preparing your property for sale. We will arrange for walk throughs of 1-5 investors or contractors. These parties become involved for investment purposes. They can be advantageous if time is or property condition is an issue. Often closing as quick as 3 weeks and some investors may waive inspections. Sometimes, they may pay our real estate brokerage fee.
This may be your best option if the proceeds of the sale are not enough to cover the debt and the cost of the sale. We will work with your lender(s) to accept a payoff of something less than the balance that is owed.
Every situation is unique. There may be situations that are a hybrid of one or more of the above scenarios or maybe there is another solution altogether may be possible. In many cases, we can work with your lender to stall any legal activities. Call, text, or email to explore your possibilities.
No doubt you are going to be approached by other parties interested in your property. Below are a few of the possibilities.
Always on the lookout for "off market" properties, the solo investor will approach you with an offer that is low enough to perform repairs and earn a profit. While there is nothing inherently wrong with this, many have different investment objectives, profit goals, preferences and specialties. Bottom line, even for a '"Cash, As Is" scenario, it would be better to have more than one offer.
This party lacks the capital to be a bona fide investor and lacks the license to be a real estate broker connecting two parties. They are accountable to no one. Your property is tied up, excluding other parties from participation. They must get the property lower than market value, in order to "wholesale" it to a real investor. They pocket this mark yp that should have rightfully went to you. If they fail, which they usuyou are out precious time. In some instances, this may be considered fraud.
Be wary of any party providing advise that does not have licensing as an attorney, real estate professional, tax professional, or debt counselor that is certified by the state of Oregon (https://dfr.oregon.gov/financial/manage/Pages/debt-management.aspx) or the U.S. Dept of Housing and Urban Development. Other parties may only be out to separate you from your money.
